FAQs

High Path is in an area of high housing need, and many of the homes are no longer fit for modern living. We aim to build on and enhance the neighbourhood by providing: larger homes for families who are currently overcrowded, new community spaces, safe and well-connected streets, and training and employment opportunities for local people.
People who are currently living on High Path including both Clarion tenants and homeowners. Residents will all be offered a new, modern home on High Path. These will be well-designed, energy efficient spaces. There will also be opportunities for young people, including training and apprenticeships, as part of the regeneration.
The arrangements for you will depend on your individual circumstances. Our plan is for residents to move straight from their current home to their new home. If that’s not possible, we will offer residents temporary accommodation as close to your current home as possible.
There will be 7 construction phases. We have completed phase 1 of the regeneration.
There will be approximately 1,300 more homes in an area where there’s a high demand for new housing. But we will be making better use of the existing space. The number of new homes on each neighbourhood will be determined as part of the preparation of the planning application.  
We will make decisions about planned repairs and maintenance based on an assessment of each home and where it comes in the phasing programme for regeneration. Planned works could include internal upgrades to kitchens, bathrooms, windows and doors where required on homes occupied by Clarion tenants. For leaseholders planned works could include entry doors and works to communal areas such as electrical works where required.
An outline planning application includes detail about the number of houses, the layout of the buildings and how vehicles will move around. It seeks permission to rebuild the neighbourhood in the style of the master plan. A master plan is the design of a neighbourhood. This includes the vision for how the streets, buildings and outside spaces might look.

An application for reserved matters is the next stage after an outline planning permission has been granted. The application will provide more detail than was shown in the outline application for some or all of the following areas: appearance and exterior of the buildings, heights of the buildings, landscaping, layout.
Our contractual arrangements would be with the landlord. If a landlord wishes to buy a new home in the regenerated neighbourhood and rent it out to private tenants, they may be able to do so and we would discuss this. The private tenant may need to find temporary accommodation until the new home would be ready to move into, unless the landlord decides to buy in one of the early phases.
