A large-scale regeneration that builds on the strengths of the existing community, with modern homes, a new public park and retail and community facilities
High Path, South Wimbledon is one of Clarion's largest estates with over 600 homes. There is little usable green space and two thirds of households have no access to private outdoor space. There is no community centre, limited play opportunities and many of the homes are now well beyond their useful life. Over 1 in 3 families are overcrowded.
Clarion plans to build over 2000 new homes on High Path, replacing failing existing properties and adding hundreds more to help with London’s acute housing need. The regeneration work has already provided 134 new homes. Every home is occupied by an existing High Path resident, with everyone rehoused according to their housing need (to address the current overcrowding).
The objective is to add value to the existing neighbourhood to create a highly sustainable community built around high quality, low carbon homes. An air source heat pump-based energy centre will provide heat and hot water for all two thousand homes. Underground refuse services will keep the public realm clutter free and clean. The neighbourhood will be built around a new public park, to include play areas, high quality hard landscaping and extensive tree planting.
Construction of the next 113 homes and a new community centre begins in 2024. All 113 homes are earmarked for existing residents. Future phases will include homes for sale, a new public park, and retail and employment spaces.
